What’s included in our serviced offices?

When you rent (or lease) non-serviced offices then you are responsible for all costs with exception of renting office (or indeed any commercial property). Below is a list of what is included with us –

1. Business rates. As you will appreciate this is the second biggest cost when renting an office so business rates are included with our serviced offices.

2. Electric. The standing charges and electricity used is included within our serviced offices, although subject to a fair use policy.

3. Heating. This is also included and the maintenance and repair of the heating system as well as the standing charge for the gas/electric is one of the energy use.

4. Telephone installation and line rental. This tends to vary from serviced provider to provider some charge for the installation and setup of the handset etc while others include this in the rental. We charge for the cost of calls, although this is normally more economical than going direct to BT as the landlord uses his book buying capacity and passes a portion of this on to our tenants.

5. Broadband. The line rental and basic supply is included within our serviced offices although this will be subject to fair use policy.

6. Building insurance. This is not included with our serviced offices although with on most service offices and commercial properties the tenant is usually reliable for this.

7. Maintenance. Maintenance of the building will be included within the cost of our serviced offices.

8. Cleaning. The cleaning of the offices and communal areas will be included in the cost of our serviced offices.

Room 1 – Up to 2 people(1.92m x 3.3m)

Room 2 – 2/3 people(2.78m x 3.3m)

Room 3 – 6/8 people(4.76m x 3.40m  x 1.28m x 1.20m x 6.04m x 4.60m)

Room 4 – 10/12 people(7.2m x 6.10m x 1.20m x 1.26m x 6.00m x 4.84m)

Room 5 – 2/3 people(2.40m x 4.37m)
